As we enter the New Year, I want to break down what’s happening in the real estate market here in San Diego County so that you can make the best decision on probably one of your largest assets, which of course, is your home. Let’s look at what’s happening.

At the time of this recording, there are 1,258 active listings, 870 pending homes, and 735 homes that sold. Homes sold for an average of $1,004,000 and were on the market an average of 37 days.

It worth noting that we are still short of housing inventory, and even though rates doubled, in a matter of months last year, there is still strong demand from Buyers. As a result, prices have not depreciated as much as we otherwise, may have seen, based, in part, on this shortage of available homes for sale. This year marks 4 decades in this business, for me. When I began my career, interest rates were above 14%. So, I’ve worked through a lot of different market cycles, over the years, gathering a wealth of experience.
