So, you got your offer accepted! CONGRATULATIONS! That can be a real challenge for many homebuyers in the current San Diego market! Yes! Now it is time for the home inspections. So, what can you expect?
I’m here to share some tips and tricks for navigating home inspections. #1 Make sure you attend the home inspection. This is your due diligence period and your time to learn about the home. Usually, home inspections last between 2 to 4 hours, depending on the size of the house, so make sure you reserve the time. Some inspection companies also offer Saturday and Sunday appointments with an extra fee. Also, I always recommend that this is a great time to measure for furniture, identify the placement of outlets and cable in each room, and take measurements for window treatments, blinds, and more. Make sure you bring a notebook or graph paper for all your notes. #2 Hire a reputable Home Inspector - the cheapest isn’t always the best. You want to make sure your inspection is thorough. While they cannot look through walls, the home inspector will take many pictures and give you recommendations throughout the inspection. The inspector will itemize the major concerns to recommendations and everything in between. Their job is to tell you everything about the house. #3 Ever heard the expression: “Welcome to Homeownership”. Well, it’s because NO house is without flaws. Every house has something to fix, even new construction. You must determine your threshold and the importance of the items in the home inspection. Sometimes you can ask the seller to fix these items or, if you can, ask for a credit through escrow, for these items.
A good and knowledgeable agent will negotiate this for you, maybe even a home warranty could be requested. You can discuss this with your agent in more detail. There are many more inspections you can do on a home, such as sewer scoping, mold inspection, radon gas, termite, and more so be sure to ask your agent what they recommend depending on the house you are buying.
